Charles Simms Development is also currently developing a neighborhood of homes in Beavercreek off County Line Road similar to those outlined in the Huber Heights plan. Construction of the Cottages of Beavercreek development began in 2017.

“Huber Heights is growing and a product like this isn’t being built there, so we’re very excited to bring it to the area,” Simms said.

Pending approval from The Gables of Huber Heights City Council, construction could begin as early as June or July, Simms said, with a model home open by the end of this year or early 2023.

Huber Heights is the fastest growing city in the Dayton area over the past decade, according to 2020 census data.

This growth continues, with more homes in the Carriage Trails area, as well as the recently approved Marian Meadows apartment development, and The Hayden, a 192 apartment development planned for Huber Road and expected to start soon.
