Revisions to the design of a six-storey, 99-unit redevelopment project on the former site of the Gorge Pointe Pub in Esquimalt allowed the proposal to proceed to a public hearing.
Earlier this month, Esquimalt Council approved submission of Abstract Developments’ plan for the residential and commercial building at 1075 Tillicum Road. at a public hearing.
Last month, councilors said the developer needed to make some changes to the massing of the plan, the amount of retail space, parking and setbacks from upper floors.
In response, Abstract altered the building’s design to break up the roofline by stepping back the midsection of the north and Tillicum sides of the upper two stories.
Making the northwest corner a more prominent feature of the building would help make its edges less dominant, an abstract representative told council during its April 4 meeting.
The developer has increased the commercial space on the ground floor from 120 to 160 square meters. However, this falls short of Esquimalt’s request that 75% of the Tillicum Road frontage be set aside for commercial space.
The developer said the project will take advantage of the existing transport corridor, while bringing an expanse of green space, a wider sidewalk and street trees to the busy road.
In exchange for an increased density allowance, the developer would spend nearly $110,000 on active transportation and pedestrian improvements on or near the site.
The building’s 99 units, down from the 100 previously planned, would range from studios to three-bedroom spaces. Abstract told council on April 4 that larger units would be guaranteed one of 89 parking spaces. The proposal also includes 100 bicycle parking spaces, bus passes for each resident who withdraws from a parking space, and each unit obtaining a membership for an on-site Modo vehicle.
The building also appears to have a rooftop patio with a BBQ area and a lush courtyard.
A date for the public hearing has not been set.
